About this ProjectFay, Spofford & Thorndike (FST), under an indefinite delivery/indefinite quantity (IDIQ) contract with the U.S. Navy, recently designed a 36,000-square-foot renovation to a 1950s-era steel-frame hangar at Joint Base McGuire-Dix-Lakehurst in New Jersey. The Navy required the finished project to achieve a minimum of a Silver Certification under the U.S. Green Building Council's LEED (Leadership in Energy and Environmental Design) rating system, but with FST serving as project manager throughout the design and construction phases, the project exceeded the level necessary for Silver certification and achieved Gold.
The project houses four Army C12 light passenger/freight airplanes and associated administrative and support spaces.
The $12-million project includes extensive envelope detailing conforming to the Joint Base standards and multiple mechanical and accessibility upgrades. The completed renovation included administration space for flight planning, instructor pilots testing and training, and complete new exterior envelope and finishes. It also included new doors and windows, new rolling hangar doors, an Aqueous Film-Forming Foam fire protection system to meet new codes, new toilet and locker facilities, and office and storage space.
FST's responsibilities on the project included LEED implementation and certification, civil, structural, HVAC, plumbing and electrical design disciplines, review of shop drawings and responding to RFI's during construction, and preparation of record drawings. Coordinated by FST in this complex, multidiscipline project, subconsultants prepared the architectural, fire protection, commissioning and hazardous materials disciplines, as well as energy modeling and cost estimating. FST worked with the Army, Navy and Air Force Activities from the outset, beginning with a three-day design charette all the way through construction close-out.
